What Residentia does well
- End-to-end access control: system-generated and system-validated QR, a gatehouse app (Vigilancia Residentia) that captures the visitor photo and plates, and a QR reader for gates and barriers
- Access is switched on and off automatically according to the past-due rules configured for the condo
- Claims 15 years of operation, more than 2,000 condos and a presence in over 40 cities across 6 countries
- Publishes its rate through an open calculator: $462.84 MXN per month incl. VAT up to 30 units, and $1,158.84 up to 100
- A 15-day free trial with no card, and a 10% discount for paying a year upfront
What Communeo does well
- Residentia's bracket is paid in full from day one: 60 units cost the same as 100. Communeo charges per unit with a registered resident, so the cost starts low and climbs with adoption
- Online dues collection with the payment applied straight to the charge, instead of logging it by reviewing a receipt the resident sends in
- Package handling as a module of its own — intake, notice and handover — which Residentia does not publish
- A board with roles by office (president, treasurer, secretary) and an editable permission matrix, rather than a single board profile
When to choose Residentia?
- Your priority is the gatehouse: access control from a Mexican provider with a long track record
- You need to automate a barrier or gate with a QR reader and tags tied to past-due rules
- Your condo is already mostly occupied and you are after the lowest monthly fee
- You are fine logging payments by reviewing receipts and do not need a payment gateway
- You need neither package handling nor tax invoicing inside the platform
When to choose Communeo?
- Your condo is launching or growing and you prefer a cost that starts low, with no brackets
- You want residents to pay online and the payment to land on their charge by itself
- You need package handling, treasury and per-unit statements in the same platform
- Your board needs to see finances by office, without ending up with access to everything else
- You manage several communities and want a single invoice for all of them
Verdict
Residentia is a solid option if the gatehouse is the center of your operation and you want a Mexican provider with years behind it: its access control is thorough and its rate is published. Communeo is the better choice if you need online collection, package tracking and board roles by office, with a cost that starts low and grows alongside resident adoption.
