How are late fees applied?
You define the rule — a percentage or a flat amount, grace days and a cap — and the late-fee run walks it on its own every month, with no double charging. When a charge comes due, it's marked overdue and the resident gets their reminder; the late fee shows up itemized on their statement.
What is a payment agreement with a shield?
It's a payment plan you settle with the unit: amount, dates and frequency. The shield is the part that protects the resident while the plan is kept — their amenities and guest passes stay on even though the balance isn't cleared yet. If the plan lapses, the shield lifts and the unit returns to the collections view.
Can I restrict amenities for units with a balance?
Yes, if your community decides to. The delinquency policy can pause amenity bookings, guest passes and equipment loans for units with a balance, and it's set per community — down to the days of notice before the pause applies. When a restriction kicks in, the resident is shown the rule from your own regulations that it comes from — not a dead button.
Does the resident see what I see?
They see their unit, with the same balance and the same aging you see: charges, itemized late fees, and their agreement dates if they have one. What they don't see is any other unit's balance. The community's full collections picture is yours and the board's.
